Recommendation:  That the Council adopt Resolution No. 10317-120203 approving the final plat for the Willowbrook subdivision.

 

Background:  Bielinski Development is requesting approval of the final plat for the subdivision known as Willowbrook at 3801 E. Oakwood Road, 10415 and 10359 S. Chicago Road.  This subdivision will create 89 lots in the Rs-2, PUD Single Family Residential zoning district.  The public improvements have been certified as complete by the City Engineer.  Therefore, the plat can be presented for consideration of the Common Council. 

 

The Plan Commission has reviewed this request and has recommended its approval.

 

Fiscal Impact:  This phase of the subdivision will generate approximately $220,631 in impact and development fees as permits are issued for homes to be built on these lots.

 

Recent data has suggested that any homes constructed on the newly created parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.  The advertised price for these lots ranges from $76,950 to $116,450.
