Recommendation:  That the Council adopt Resolution No. 10331-121603 approving the final plat for Riverview Estates Addition No. 2 subject to the condition that letters of no objection are received from the Wisconsin Department of Administration and the Milwaukee County Department of Public Works prior to recording.

 

Background:  Midwest Homes of Wisconsin is requesting approval of the final plat for the subdivision known as Riverview Estates Addition No. 2 at 860 W. Riverside Drive.  This subdivision will create six lots in the Rd-1, Two Family Residential zoning district. The City Engineer was involved in a land transaction in an earlier phase of this development and had removed himself from the review process due to a potential conflict of interest. The consulting engineer representing the City on this matter has now certified the public improvements as complete.  Therefore, the plat can be presented to the Common Council for final approval. 

 

The Plan Commission has reviewed this request and has recommended its approval.

 

Fiscal Impact:  This phase of the subdivision will generate approximately $22,116 in impact and development fees as permits are issued for homes to be built on these lots.

 

Recent data has suggested that duplexes[1] have a slight negative fiscal impact on the City and School District
