Recommendation:  That the Council adopt Resolution No. 10324-121603, which would approve the development agreement for the Carrollville Crossings subdivision at 8781 and 8931 S. 5th Avenue.

 

Background:  David Schmidt, Sr. is requesting Common Council approval of the development agreement for the Carrollville Crossings subdivision at 8781 and 8931 S. 5th Avenue.  This property is zoned Rs-3, Single Family Residential.  Lots within this zoning district must be a minimum of 12,000 square feet in area with a minimum lot width of 80 feet. 

 

This subdivision would create 52 single family residential lots as well as outlots for a future private park, as well as future multifamily residential and commercial development. 

 

 

Fiscal Impact:  In general these lots, when built upon will not provide a positive impact on the City’s tax base, unless they have an assessed value exceeding approximtately $250,000, but it will provide at least $106,496 in bikeway and impact fees.
