Recommendation: That the Council adopt Resolution No. 10302-110403 approving the final plat for the Country Creek VI subdivision.
Background: Country Creek Homes, Inc. is requesting approval of the final plat for the subdivision known as Country Creek VI at 630 E. Elm Road and 10706R S. Howell Avenue. This subdivision will create 30 lots in the Rs-3, Single Family Residential subdivision along an extension of East Elm Road through to Howell Avenue. The public improvements have been certified as complete. Therefore, the plat can be presented to to the Common Council.
The Plan Commission has reviewed this request and has recommended its approval.
Fiscal Impact: There are no outstanding assessments on this property.
This phase of the subdivision will generate approximately $68,610 in impact and development fees as permits are issued for homes to be built on these lots.
Recent data has suggested that any homes constructed on the newly created parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.
