Recommendation: That the Council adopt Resolution No. 10295-102103, approving a certified survey map for the property at 9762R S. Shepard Avenue.

Background: Jeff and Connie Ploch are requesting approval of a certified survey map that would subdivide the property at 9762R S. Shepard Avenue into 2 parcels of 1.2541 acres and 1.4270 acres.

Although the property has a Shepard Avenue address, the newly created lots will be part of Jenna Prairie Estates subdivision and have a South Scenic Court address. Each of the newly created lots exceeds the minimum requirements for the Rs-3 zoning district. There are significant areas designated as wetlands on the property. A grading plan has been prepared illustrating appropriate building locations outside of those wetland areas. The adopted official map illustrates a portion of a cul de sac on the north part of this property. This map completes the phase I of Jenna Prairie Estates subdivision.

The Plan Commission has reviewed this request and has recommended its approval.

Fiscal Impact: There are no outstanding assessments on this property. Recent data has suggested that any homes constructed on the newly created parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.
