Recommendation: That the Council adopt Resolution No. 10218-030403; which would approve the certified survey map for the property at 2031 W. Ryan Road

 

Background: SSA Delaware LLC (Speedway Travel Center) is requesting approval of a certified survey map that would subdivide the property at 2031 W. Ryan Road into parcels of 24.06, 1.72 and 1.24 acres. Properties within the B-4 zoning district must be a minimum of 30,000 square feet in area with a minimum lot width of 150 feet. Each of these parcels exceeds that minimum criteria.

 

An initial review of this proposed land division by staff indicated that no additional public street access would be permitted for these newly created parcels. All access must take place from within the development, using the existing driveway access points. A notation has been placed on the map to this effect. The existing pole sign on Parcel 1 will be removed prior to any further development of that parcel.

 

Fiscal Impact: The subdivision of these two additional commercial parcels will have a positive fiscal impact.
