City of Oak Creek

Common Council Report

Meeting Date:           July 5, 2005

Item No.:  6

Recommendation:  That the Council adopt Resolution No. 10529-070505, which would approve the Micjensar Development certified survey map (CSM) at 10020 and 10050 S. Shepard Avenue. (Tax Key No. 922-9063 and 9029-001) (5th Aldermanic District)

Background:  Micjensar Development has requested approval of a Certified Survey Map to subdivide the properties at 10020 and 10050 S. Shepard Avenue into two parcels fronting Shepard Avenue, and an outlot in the interior that will be further platted as the Shepard’s Orchard subdivision.  This Certified Survey Map also includes a road dedication for E. Oak Lane to match the future right of way for Oak Lane on the west side of Shepard Avenue.

In April of this year the Council adopted a resolution approving the development agreement for this certified survey map.  The improvements specified in that development agreement have been installed, and have been certified complete.  The certified survey map may therefore be presented to the Common Council for final approval.

The Plan Commission has recommended approval of the certified survey map.

Fiscal Impact: Data has suggested that any homes constructed on the two new parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.  There are no outstanding assessments on this property.
